Sunrise Harbor is perfect for large families seeking a wonderful getaway, boasting 3700 sq ft, elevated ceilings throughout and an expansive patio and dock overlooking the bay. It is perfectly crafted for entertaining! This waterfront home was designed for your beach vacation, with an endless list of amenities across 3 floors, including multiple gathering areas inside and out, a pool table, coffee bar, two wet bars, oversized hot tub, well appointed exercise room and a thoughtful supply of sports and water toys. Upon arrival, you enter the first gathering area, with a regulation size pool table and cozy seating area, complete with an 85 in. flat-screen TV set for streaming, gaming or simply relaxing - the ideal spot for family and friends - plus an expansive waterfront view for sunrise or the colors at sunset. The kitchen is fully equipped for hassle-free vacation meals. Two refrigerators, lots of pantry storage and very well stocked cooking supplies, dishware, etc. makes entertaining a breeze. The adjacent dining area will comfortably seat 8 guests, with additional seating for 5 at the breakfast bar island and 2 more at a nearby counter. You'll really enjoy your morning with a quaint coffee bar while taking in the serene surroundings. A second gathering space connected to the kitchen beckons with a plush, sectional sofa, game table, 75 in. flat-screen TV and floor-to-ceiling view of the bay, Belleair bridge, sandy beach and mangrove islands, and frequent dolphin and ocean bird sightings! At night, you will certainly enjoy the spacious and centrally located cocktail bar. The first floor bedroom with twin bed and trundle, doubles as THE best office space, overlooking the bay with floor to ceiling windows and double door opening to the patio. A full bath and shower is adjacent. The exercise room with padded flooring, bike, bench, weights, bands, TRX-style ropes, yoga mat, ball and connectable tv allow your workouts to continue. Also conveniently located on this floor is the laundry room, another well appointed 'speakeasy' wet bar with black wrought iron gate, a half bath, and access to the large garage - 1 space for parking, with 3 more on the driveway - with plenty of sports and water sports toys waiting! Ascend to the second and third floors to find three more bedrooms, each offering comfortable accommodations for a peaceful night's sleep. The primary bedroom can be a family suite with King size bed, twin bed with trundle, and two huge luxurious bathrooms – one with a tub and the other a stunning walk-in shower. Step out onto your private patio balcony to start the day with a breathtaking sunrise and waterfront views from two seating areas right off the primary bedroom The third and fourth bedrooms offer a Queen size bed and twin trundle each. There is a brand new hallway bath featuring a large glass shower. Outside, indulge in vacation bliss with amenities such as a natural gas grill, wood chip smoker, oversized hot tub, large flat-screen TV, outdoor dining area and multiple seating areas – perfect for al fresco gatherings and sunset barbecues - plus, a dock on the bay offering easy access to a sandy 'hangout' island and two wonderful mangrove islands, renown for great intercoastal fishing. Paddle to both islands with your kayaks and stand up paddle boards which you can launch right from the backyard dock. Just a few blocks from beautiful beaches, Sunrise Harbor is ideally situated in a residential area within walking distance of a playground, basketball court and tennis (or pickleball) courts. The beach is just a 6 minute walk and we provide all you'll need for a great day at the beach - wagon, chairs, coolers, umbrellas, towels, noodles, skim boards and toys - with no need to search for parking!

  • CHECK IN AND CHECK OUT. Check in is at 4 pm and check out is at 10 am. Any early check ins or late check outs - IF AVAILABLE- will be subject to fees depending on the time requested. Late check outs must be requested PRIOR to check in. We will be able to confirm this a few days prior to your arrival. BBQ GRILLS. Your vacation rental has a propane grill. We do not provide propane. We will ensure there is a propane tank at the property which you can fill up at most gas stations in the area. If its a condo or a townhome please check with our office to see if there are community grills. ANIMALS. No animals are permitted. In the event that a pet is found on the Premises without the prior notification and consent of Beach Time Rentals, Tenant shall be in violation of this Agreement and will be charged accordingly and Beach Time Rentals retains the right to sue Tenant for damage to the Premises. Bringing an Unauthorized pet will result in a $395 sanitization fee and the pet will need to be removed from the premises immediately. NOISE ORDINANCE. There is a 10:00 pm noise ordinance enforced by the city and must be complied with. If Tenant or his party violates any of the house rules or ordinances Beach Time Rentals will promptly notify Tenant of the violation and give Tenant a reasonable period within to cure violation. If Tenant fails to cure violation, Tenant is subject to eviction from the property at Beach Time Rental’s discretion. If the police are called due to noise violation, Tenants reservation may be cancelled with no refund. CLEANING. After maintenance finishes prepping the rental property for check in, a cleaning crew is assigned to prepare the Premises for check in. All of our properties are professionally cleaned before you arrive and after you leave. We expect to have the Premises in excellent condition when you arrive and would appreciate your assistance in leaving the unit in a reasonable condition upon your departure. Upon arrival in the event Tenant finds a cleaning failure please report it to the office within 90 minutes of check in so that we can remedy any matters, we will send our cleaning crew. However; no refunds will be made after we send our cleaning crew. Beach Time Rentals will make every effort to satisfy the requirements of each Tenant. If we have not heard from you within four hours of check-in, we will assume that you are satisfied with the cleanliness of the home. At check out: Any excessive cleaning needed at check out will be charged on the card on file. SPA HEATER. Spal heat is an extra charge and must be purchased for the entire duration of your stay, the cost is $15 per day at 99 degrees. If you wish to pay for spa heating please contact the billing department to set up payment. All spa heaters may take up to 24 hours to heat from the time when turned on. Spa heaters have electrical/mechanical components, and these components can sometimes malfunction. Beach Time Rentals, its Vendors, and the Owner cannot be held responsible if for reasons beyond their control, heating cannot be restored promptly. Please inform us as soon as possible if the heater is not working properly. Beach Time Rentals will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. Spa temperature is set by Manager (at 99 degrees) and regularly checked by a sensor. If outside temperature is 55 degrees or lower, we recommend NOT to pay to heat the Spa. OCCUPANCY. Tenant takes full responsibility to ensure that no more than the contracted number of individuals are on or in said premises at one time. For your unit that is no more than 12 guests. Parties with additional guests are expressly forbidden unless arrangements are made with Beach Time Rentals in advance and in writing. Fire Marshall rules and city code do not allow over capacity and will issue a fine for this. PARKING. Please keep in mind the Premises only allows 4 cars to be parked on the driveway at all times. We will not be able to assist with additional parking. Please do not park on the grass. No Rvs, boats or motor homes are allowed to be parked at the property per the city ordinance. SMOKING. All properties are Non-Smoking. The Premises are being strictly rented as a non- smoking property. The Tenant hereby agrees not to allow anyone to smoke inside the Premises during the rental period at any time. The Tenant hereby understands and agrees that if smoking is detected in the Premises, the Tenant will be charged $1000 for professional cleaning and/or deodorizing to remove smoke odor. The property protection fee will not cover smoking inside any unit and Tenant will be completely responsible for professional cleaning and/or deodorizing to remove smoke. TRASH. Tenant is responsible for taking the trash bins out on the days listed (Tues+Fri. + Recycle Wed). If there is a trash chute or a dumspter then tenant must remove their own trash by dumping it down the chute or at the dumpster. Excessive trash left on the property will be subject to a removal fee. SECURITY CAMERAS. In accordance with SEC. 934.03, FS., and all other applicable regulations, be advised that this premises are under video surveillance and recording for solely safety and security purposes. The security cameras are located on the exterior of the property only. EVENTS. There are no special events allowed in the premises. Special events include weddings, parties, large gatherings exceeding the contracted number of people. Tenant will be evicted if there is an event held on premises. AGE REQUIREMENTS. We will not rent to vacationing students, spring breakers or singles under 25 years of age. The majority of the group must be over the age of 25, unless its a family. Any reservation made under false pretenses will be subject to eviction and forfeiture of advance payment of rent and deposits. TOILETRIES: We will start you with a starter kit of toiletries. 3 rolls of toilet paper in each bathroom, 2 rolls of paper towels in the kitchen, a few trash bags, dish sponge, a few tablets of dishwasher detergent, dish soap and hand soap. Please keep in mind we do not supply condiments, oil, paper products, salt or pepper. MAINTENANCE AND DAMAGE. please report any issues right away, we strive for an excellent guest experience and want to make sure everything is as expected or better. We would like to have an opportunity to correct any issues in a timely manner. BEACH AND BABY EQUIPMENT: We do provide beach towels. We do not provide any beach or baby equipment, occasionally renters purchase it and leave it behind but we dont really inventory any of this. HOA. Your vacation rental is subject to rules and restrictions of a local HOMEOWNER’S ASSOCIATION. As the Tenant you must agree that by renting this property all Homeowner Association rules will be followed. Some of the Homeowners associations will require a lease or an application, if thats the case it will be emailed to AC USE: The temperature on the AC UNIT should be set on 70-75 degrees and on the AUTO/COOL. To ensure the unit runs smoothly please ensure all windows and doors are shut. If you wish to turn the temperature lower than 75 degrees please do so 2 degrees every hour, please allow time for the unit to catch up, then turn it another 2 degrees until it reaches the desired temperature. The lowest the unit will go is 70-72 before it freezes up. Owner Spaces: Please note that the property includes storage spaces designated for the owner's use. These spaces are securely locked and are not to be accessed or opened by anyone. Spaces will vary in size depending on the storage needs of the owner.
