Beachfront Gulf of Mexico Home on an Island with Heated Pool Exclusive Aqua Escape is a direct beachfront home on the Sand Key barrier island only 8 miles away from Clearwater, FL that's rated #1 beach on the East Coast of the U.S. This exclusive property boasts a private heated pool and offers captivating Gulf views from three balconies. It's the same gorgeous turquoise water beach as Clearwater but not crowded. Facing the beach, the house features a private fenced yard and a heated pool. The beach has "white sugar" sand and clear and warm Gulf waters with low waves. Restaurants, bars, and a shop for renting paddleboards or bicycles are within a short walking distance. The home is also within 2 hours’ drive to Orlando Disney Parks and Universal Studios, if you wanted to make it a day trip. Other destinations around the house include Treasure Island, St. Petersburg boasting The Dali Museum and other attractions, and Tampa. Within a 2-minute walk from the house, there is a park with tennis, pickleball, and basketball courts and a playground. The Exclusive Aqua Escape is located in a gated community. It boasts a distinctive Key West style of a bright-colored cottage with multi-story wrap around verandahs. Windows throughout the three floors provide endless water views. Expansive balconies offer the perfect space for gathering with loved ones and enjoying the most spectacular sunsets. From the pristine landscaping and outdoor area to the comfortable spaces inside, you're sure to enjoy every part of this house during your vacation. On the first floor, you'll find a Master bedroom with a King bed, wet bar, desk and chair, 60" TV, and a full bathroom. Sliding doors lead to the private pool and your own BBQ and outdoor dining area. Second floor features an open floorplan with the living room, well-equipped chef's kitchen with an island, a dining table that seats 12, and a half bathroom. Sit back and enjoy your friends and family in the comfy living area, watching a 75” 4K TV. Share a meal with friends at a large teak dining table on a deep covered deck. A spiral staircase leads to the pool area. Third floor features 2 Master bedrooms, 2 bunk bedrooms, and a large balcony. Relax in the peaceful larger Master bedroom decorated with wood furniture. It includes a King bed, walk-in closet, a workspace, bathroom with a jacuzzi tub, and a stone-tiled steam shower. It features a vast covered balcony accessible through sliding doors, with scenic beach and palm tree views. Located down the hall from the larger Master bedroom are 3 additional bedrooms perfect for accommodating friends and family. Another Master bedroom boasts a California King bed fit for taller guests, a 27” TV, and a private bathroom. This bedroom has a window overlooking the beach and a sliding door to the third-floor balcony. The first bunkroom bedroom also has beach and ocean views. It boasts Queen bunk beds, a separate vanity with a shared bathroom, and a walk-in closet. The second bunk bedroom offers a Queen size bed on the bottom and Twin XL bed on the top. This room has beanbag chairs, ideal for kids to enjoy gaming, cartoons, or movies on the 50” TV. The home fits up to 13 guests. Amenities include high-speed Wi-Fi; washer, dryer, utility sink; an outdoor grill; 2-car garage; and extra refrigerator in the garage. This 3-story house is perfect for relaxing with friends and family. Balconies are great for outdoor living; they are almost as wide and long as the house itself and have amazing Gulf views. If you're looking to escape everyday life in style and sophistication, look no further than this beachfront paradise. Important details: The HOA allows 2 vehicles to be parked inside the garage only. The garage will have to stay open to accommodate large SUVs. Pool and spa heat is an extra cost of $55 per day + taxes. We have a strict cancellation policy and highly recommend purchasing travel insurance that would cover you in the event that you can’t travel. 1 small pet limit with a $150 pet fee + taxes

House Rules

  • Quick Snap Shot: Take one peek inside this beautiful, Gulf-front 5 bedroom, 4.5 bathroom house suited for a large family or multiple families.

  • CHECK IN AND CHECK OUT. Check in is at 4 pm and check out is at 10 am. Any early check ins or late check outs - IF AVAILABLE- will be subject to fees depending on the time requested. Late check outs must be requested PRIOR to check in. We will be able to confirm this a few days prior to your arrival. BBQ GRILLS. Your vacation rental has a propane grill. We do not provide propane. We will ensure there is a propane tank at the property which you can fill up at most gas stations in the area. If its a condo or a townhome please check with our office to see if there are community grills. ANIMALS. No animals are permitted unless Tenant has written permission from Beach Time Rentals. If Tenant is granted permission to bring a dog there will be a $150 non-refundable pet fee + tax in addition to a walkthrough prior to departure. Pets ARE NOT allowed on the furniture or on the beds. Please make sure to clean up and dispose of any pet waste. Any damages from an approved pet will be charged to the tenants credit card. In the event that a pet is found on the Premises without the prior notification and consent of Beach Time Rentals, Tenant shall be in violation of this Agreement and will be charged accordingly and Beach Time Rentals retains the right to sue Tenant for damage to the Premises. Bringing an Unauthorized pet will result in a $395 sanitization fee and the pet will need to be removed from the premises immediately NOISE ORDINANCE. There is a 10:00 pm noise ordinance enforced by the city and must be complied with. If Tenant or his party violates any of the house rules or ordinances Beach Time Rentals will promptly notify Tenant of the violation and give Tenant a reasonable period within to cure violation. If Tenant fails to cure violation, Tenant is subject to eviction from the property at Beach Time Rental’s discretion. If the police are called due to noise violation, Tenants reservation may be cancelled with no refund. CLEANING. After maintenance finishes prepping the rental property for check in, a cleaning crew is assigned to prepare the Premises for check in. All of our properties are professionally cleaned before you arrive and after you leave. We expect to have the Premises in excellent condition when you arrive and would appreciate your assistance in leaving the unit in a reasonable condition upon your departure. Upon arrival in the event Tenant finds a cleaning failure please report it to the office within 90 minutes of check in so that we can remedy any matters, we will send our cleaning crew. However; no refunds will be made after we send our cleaning crew. Beach Time Rentals will make every effort to satisfy the requirements of each Tenant. If we have not heard from you within four hours of check-in, we will assume that you are satisfied with the cleanliness of the home. At check out: Any excessive cleaning needed at check out will be charged on the card on file. POOL & SPA HEATER. The pool and spa can be heated between October and April. Pool heat is an extra charge and must be purchased for the entire duration of your stay at a cost of $50 per day, set at 99 degrees. If you wish to pay for pool heating, please contact the billing department to set up payment. The spa is heated by jets that circulate warm water from the pool when the pool heater is on. The spa heater cannot be turned on independently and does not have an additional cost beyond the $50 per day pool heating fee. All pool heaters can take up to 24 hours to reach the set temperature once turned on. Pool heaters have electrical and mechanical components that may occasionally malfunction. Beach Time Rentals, its Vendors, and the Owner cannot be held responsible for any delays in restoring heating due to circumstances beyond their control. Please inform us as soon as possible if the pool heater is not working properly. Beach Time Rentals will do everything possible to resolve any issues as quickly as possible. The pool temperature is set by the Manager at 99 degrees and is regularly monitored by a sensor. If the outside temperature is 55 degrees or lower, we recommend NOT paying for pool heating. Some pools have covers, which must be in place when the pool is not in use to help maintain the heat. OCCUPANCY. Tenant takes full responsibility to ensure that no more than the contracted number of individuals are on or in said premises at one time. For your unit that is no more than 13 guests. Parties with additional guests are expressly forbidden unless arrangements are made with Beach Time Rentals in advance and in writing. Fire Marshall rules and city code do not allow over capacity and will issue a fine for this. PARKING. Please keep in mind the Premises only allows 2 cars to be parked on the driveway at all times. We will not be able to assist with additional parking. Please do not park on the grass. No Rvs, boats or motor homes are allowed to be parked at the property per the city ordinance. SMOKING. All properties are Non-Smoking. The Premises are being strictly rented as a non- smoking property. The Tenant hereby agrees not to allow anyone to smoke inside the Premises during the rental period at any time. The Tenant hereby understands and agrees that if smoking is detected in the Premises, the Tenant will be charged $1000 for professional cleaning and/or deodorizing to remove smoke odor. The property protection fee will not cover smoking inside any unit and Tenant will be completely responsible for professional cleaning and/or deodorizing to remove smoke. TRASH. Tenant is responsible for taking the trash bins out on the days listed (Mon &Thurs + Recycle Wed). If there is a trash chute or a dumspter then tenant must remove their own trash by dumping it down the chute or at the dumpster. Excessive trash left on the property will be subject to a removal fee. SECURITY CAMERAS. In accordance with SEC. 934.03, FS., and all other applicable regulations, be advised that this premises are under video surveillance and recording for solely safety and security purposes. The security cameras are located on the exterior of the property only. EVENTS. There are no special events allowed in the premises. Special events include weddings, parties, large gatherings exceeding the contracted number of people. Tenant will be evicted if there is an event held on premises. AGE REQUIREMENTS. We will not rent to vacationing students, spring breakers or singles under 25 years of age. The majority of the group must be over the age of 25, unless its a family. Any reservation made under false pretenses will be subject to eviction and forfeiture of advance payment of rent and deposits. TOILETRIES: We will start you with a starter kit of toiletries. 3 rolls of toilet paper in each bathroom, 2 rolls of paper towels in the kitchen, a few trash bags, dish sponge, a few tablets of dishwasher detergent, dish soap and hand soap. Please keep in mind we do not supply condiments, oil, paper products, salt or pepper. MAINTENANCE AND DAMAGE. please report any issues right away, we strive for an excellent guest experience and want to make sure everything is as expected or better. We would like to have an opportunity to correct any issues in a timely manner. BEACH AND BABY EQUIPMENT: We do provide beach towels. We do not provide any beach or baby equipment, occasionally renters purchase it and leave it behind but we dont really inventory any of this. HOA. Your vacation rental is subject to rules and restrictions of a local HOMEOWNER’S ASSOCIATION. As the Tenant you must agree that by renting this property all Homeowner Association rules will be followed. Some of the Homeowners associations will require a lease or an application, if thats the case it will be emailed to AC USE: The temperature on the AC UNIT should be set on 70-75 degrees and on the AUTO/COOL. To ensure the unit runs smoothly please ensure all windows and doors are shut. If you wish to turn the temperature lower than 75 degrees please do so 2 degrees every hour, please allow time for the unit to catch up, then turn it another 2 degrees until it reaches the desired temperature. The lowest the unit will go is 70-72 before it freezes up. Owner Spaces: Please note that the property includes storage spaces designated for the owner's use. These spaces are securely locked and are not to be accessed or opened by anyone. Spaces will vary in size depending on the storage needs of the owner. Fireworks Policy: Fireworks are illegal in most municipalities and are strictly prohibited on or near the property, including the driveway, front yard, backyard, and surrounding areas. Any use of fireworks on the premises will result in immediate termination of the rental agreement and early eviction without refund.
